The client wanted to change the look of the downstairs cloakroom for the first time since moving into the property 11 years ago.
The sanitary ware had been installed by the developer and was starting to show signs of wear and tear, and therefore we carried out the works below to create this gorgeous modern cloakroom.
Works completed:
We removed the old sanitary ware, flooring, tiling and wall paper to get the room back to a basic shell. Fortunately the removal of the tiling and wall paper did not damage the plaster board walls too badly and therefore we were able to continue works without the need to plaster the walls.
By relocating the sanitary ware we needed to get a hot water supply to the far end of the room, we did this by opening up the wall and diverting the supplies. We then repaired and filled the room ready for decoration.
Unfortunately the old waste for the basin went down and into the floor screed, we therefore dug the floor up and terminated the pipe correctly before screeding over and levelling the floor ready for tiling.
The soil stack waste unfortunately had not been completed correctly by the developer and the client often had issues with the old toilet blocking up, we therefore redesigned the layout of the waste and added an auto air vent to prevent this blocking up happening in the future.
We then built a boxing at the end of the room to hide all the plumbing and to house the concealed toilet cistern. We incorporated a usable shelf for the client at the top of the boxing which is a really useful. This area was then tiled with large format modern tiling with a bespoke mirror inset into the tile area.
Even though we had a level floor, we still used the levelling spacers on the floor tiles to ensure that the finish of perfection with no lips on the corner of the tiles. The client picked this beautiful neutral coloured marble effect tile for the flooring which goes really well with the wall tiling. Both the wall and floor tiles where grouted in the same colour which goes well with both tile designs
The walls were painted with a Farrow and ball modern emulsion and the ceiling finished with the white vinyl matt from Dulux.
The back to wall pan and wall hung basin again add to this modern look and the finishing being antique brass really go well with the colours and patterns that the client chose.
